How to Increase Airbnb Bookings with a Data-Driven Ads Strategy

How to Increase Airbnb Bookings With a Data-Driven Ads Strategy

Filling vacancies takes more than a great location. Learn how one Airbnb property manager used guest data, ad testing, and unique selling propositions to boost bookings and stand out in a crowded rental market.

A desirable location and attractive photos will only carry an Airbnb business so far. In a competitive rental market, the property managers who consistently fill vacancies are the ones who treat their listings like a business with a marketing strategy — not just a space waiting to be discovered. In a recent client consultation, we worked with an Airbnb property manager operating a property in the Philippines to break down exactly what that strategy looks like in practice.

Know Who’s Actually Booking You

Before optimizing any ad, it’s worth understanding who your past guests actually are. Simple data collection — customized reservation forms, for example — can reveal patterns that shape everything downstream: are most guests coming from Manila, or traveling in from other provinces? Are they booking for weekend getaways, family trips, or special occasions?

This kind of guest profiling isn’t just a nice-to-have. It directly informs geographic and demographic ad targeting, which means ad spend goes toward the people most likely to book — instead of being spread thin across an audience that was never a strong match to begin with.

Build Ad Creative That Earns the Click

Running ads without a deliberate creative strategy is one of the most common ways Airbnb hosts waste ad spend. A few principles make a measurable difference:

Keep creative consistent and professional. Good photos or videos, best made by a professional, help a property look different from others that use simple phone images. Room tours and short video walkthroughs, in particular, help potential guests visualize the stay before they book.

Test headlines deliberately. A generic headline like “Cozy stay near Tagaytay” does far less work than something specific and evocative — a description that names the aesthetic, the experience, or a standout price point can dramatically change click-through rates. Testing multiple headline variations is a low-cost way to find what resonates before scaling ad spend.

Lead with social proof. High guest ratings and specific testimonials are some of the most persuasive elements an ad can include. A prospective guest deciding between several similar-looking properties will often choose the one that already has a track record of satisfied stays.

Differentiate With a Real Unique Selling Proposition

In a market where many listings look similar on the surface, a genuine unique selling proposition (USP) is what turns a browser into a booking. This doesn’t have to mean a full property renovation — it can be as simple as a value-added partnership. Coordinating with a local van rental or tour service to offer guests convenient transportation, for instance, immediately sets a property apart for travelers who are willing to pay more for a frictionless experience.

The goal is to identify what a specific segment of your audience values most, and to build an offering around that — rather than competing purely on price or amenities that every other listing already has.

Let Data Guide Ongoing Decisions

A single round of ad testing isn’t a strategy — it’s a starting point. Continuously reviewing guest data and campaign performance allows a property manager to refine targeting, adjust creative, and identify new opportunities, whether that’s an underserved guest segment or a service gap worth addressing.

This same data-driven mindset extends to property management itself. Guest satisfaction — driven by consistent maintenance standards and well-trained property staff — directly affects reviews, and reviews directly affect future bookings. The operational side of the business and the marketing side aren’t separate; they reinforce each other.

Plan Campaigns Around Seasonal Demand

Peak seasons like summer and major holidays reward property managers who plan ahead rather than react. Having tested campaigns ready to launch before demand peaks—rather than scrambling once it arrives—makes a measurable difference in occupancy. During slower periods, limited-time promotions or early-bird booking incentives can create urgency and help offset seasonal dips. A well-structured booking voucher, for example, can be enough to convert a hesitant browser into a confirmed reservation.

The Real Takeaway

Increasing Airbnb bookings isn’t about one single tactic — it’s about connecting guest data, ad strategy, and property standards into a single, deliberate system. Property managers who treat these as interconnected parts of one strategy, rather than isolated tasks, are the ones who consistently outperform listings that rely on location alone.

Are you an Airbnb or property owner running ads for your rental property but not seeing the bookings to match? Our Ads Diagnostic and Strategy Map can help you pinpoint what’s holding your campaigns back — from targeting to creative to offer — so your ad spend turns into actual reservations.

How to Allocate a Large Ad Budget Across Multiple Platforms for Maximum ROI

When faced with the task of managing a significant advertising budget, such as ₱500,000 budget over a span of one week, the strategy becomes crucial. The goal is to optimize return on investment while ensuring each peso is spent effectively and efficiently. Let’s explore strategies to make the most of a sizable ad spend budget in a constrained time frame.

Strategic Allocation and Diversification

First and foremost, it’s important to resist the temptation to burn through the funds hastily. Instead, strategic allocation over the set period is key. Consider a strategic plan that distributes the budget evenly across several platforms, rather than focusing on a single channel. This could include leveraging platforms like TikTok, Google Ads, Meta (including Instagram for Meta ads), and even LinkedIn if your target market deems it appropriate.

By diversifying the platforms, you are maximizing reach and tapping into different segments of your audience. It’s also essential to consider geographical targeting by distributing the budget across high-potential markets. For instance, targeting segments such as the Middle East and regions like Hong Kong or Singapore, based on existing data on audience location, can be beneficial.

Balancing Prospecting and Retargeting

Another critical factor is deciding on the balance between prospecting and retargeting efforts. A common approach might involve an 80/20 or 90/10 split, where a larger portion of the budget is dedicated to reaching new audiences (prospecting) while still setting aside resources for retargeting efforts. This ensures that you are not just bringing in fresh eyes but also nurturing those already engaged.

Monitoring Metrics for Success

It’s crucial to define and monitor key performance metrics. Start by determining acceptable cost per lead or registration. Knowing how much you’re willing to spend per lead will guide your budgeting decisions. For instance, if the average cost per lead is ₱100, decide on a threshold, such as increasing it to ₱150, or an amount that you’re comfortable with for scaling efforts.

Creative Campaign Structuring

Both scaling existing successful ads and launching new creatives should be part of the strategy. Testing new creatives at the top of the funnel can provide fresh insights and help in discovering untapped segments. Meanwhile, leveraging established successful campaigns in the middle of the funnel offers a controlled environment to maximize return.

Long-Term Engagement and Evergreen Content

For longer terms, such as a ₱1 million budget for a month-long campaign, planning involves pacing the budget throughout the campaign stage. Typically, distributing more funds toward the latter half can be more effective, allowing for adaption based on evolving performance metrics. It’s also valuable to maintain evergreen content that keeps the brand in the audience’s minds, facilitating easier conversions on subsequent encounters.

Conclusion

In conclusion, when managing a large ad spend budget, it’s imperative to execute with strategic forethought, leveraging all available channels and continuously monitoring the metrics that matter. Adaptability, combined with a broad and creative approach, will ensure the budget is not only spent wisely but also achieves the intended objectives of maximizing registrations or leads, ultimately contributing to the broader business goals. Always nurture the audience throughout the journey, ensuring long-term engagement and loyalty.

Are youmanaging a sizable ad budget across multiple platforms and want a second set of eyes on your allocation, targeting, and metrics? Our Ads Diagnostic and Strategy Map can help you pinpoint what’s working, what’s wasting spend, and where to reallocate for better ROI.

Facebook Ads for Catering Businesses: Turning Engagement Into Booked Events

A catering business can have an active, well-liked Facebook page and still struggle to fill its event calendar. Engagement — likes, comments, shares — feels like progress, but it isn’t the same thing as revenue. For catering businesses specifically, the gap between “people like our posts” and “people book our services” usually comes down to one thing: a content and ads strategy built for visibility instead of one built for bookings.

Here’s how to close that gap.

Understand Who’s Actually Booking You

Before touching an ad account, it’s worth getting specific about who books a catering service and why. Corporate clients booking a office event have different concerns than a family planning a wedding reception — budget flexibility, guest count, dietary accommodations, and lead time all vary by segment.

Meta’s Audience Insight lets you go beyond basic demographics and build a real picture of who engages with your content, what pages they follow, and what stage of planning they’re likely in. Skipping this step is the most common reason catering ads underperform — the offer might be strong, but it’s reaching people who were never going to book in the first place.

Build Content That Moves People Toward Booking, Not Just Watching

Engagement-focused content and booking-focused content aren’t the same thing, even though they can look similar on the surface.

Show the work, not just the finished plate. Behind-the-scenes content (kitchen prep, staff setting up an event, a tasting session) builds trust in a way that polished food photography alone doesn’t. Prospective clients booking catering are trusting you with an important event; seeing the operation behind the food reduces that risk in their mind.

Let past clients do the selling. A testimonial from a couple whose wedding you catered, or a corporate client describing a smooth event-day experience, does more to move a hesitant lead toward booking than another product shot. If you don’t have testimonials yet, this should be priority one before scaling ad spend.

Give people a reason to imagine their own event. Content built around specific occasions, like holiday parties, corporate milestones, intimate celebrations, helps a prospective client picture their own event using your service, which is a much shorter mental step to actually booking.

Structure Ad Campaigns Around the Booking Decision

Once the content foundation is in place, ads should be built to move people through an actual decision process, not just to boost visibility.

Use carousel ads to show range and specificity. A single static ad can’t show a client that you can handle both a plated dinner and a casual buffet setup. Carousel formats let you showcase multiple event types, dish styles, and setups in one ad — helping a prospective client self-identify with the version of your service that fits their event.

Give every ad a single, clear next step. Ambiguous Call-to-Actions (CTA) cost bookings. Make it clear: “Request a Quote,” “Check Availability,” or “Book a Tasting”. A prospective client scrolling past your ad should know exactly what to do next if they’re interested.

Match ad objectives to where the client is in their planning. A first-touch ad to someone who’s never heard of your business should build awareness and trust. A retargeting ad to someone who visited your menu page should push toward a quote request or consultation. Running every ad with the same objective — regardless of audience warmth — is one of the fastest ways to waste ad spend.

Let Performance Data Tell You What to Scale

Every ad campaign generates data worth acting on, not just reviewing. Which ad format generated the most quote requests? Which audience segment converted at a higher rate? Which time of year did engagement not translate to bookings, and why?

Catering is a seasonal, event-driven business, which means strategies that work in wedding season may underperform during corporate event season, and vice versa. Reviewing performance regularly — and adjusting targeting, creative, and offers accordingly — is what separates a catering business running ads from one running an actual strategy.

The Real Takeaway

A catering business doesn’t need more engagement, it needs more booked events. That shift in goal changes everything downstream: who you target, what content you post, how ads are structured, and what you measure as success. Get that alignment right, and Facebook Ads stop being a vanity metric generator and start becoming a real booking channel.

Not sure if your current Facebook Ads are actually built to convert engagement into bookings — or if you’re still figuring out where to start? Our Facebook Ads Success Checklist walks you through targeting the right audience, creating ads that drive real inquiries, and avoiding the common mistakes that keep catering businesses stuck at “likes” instead of bookings.

How Franchise Businesses Can Gain More Local Customers With Content and Ads

Franchise businesses face a unique marketing challenge: they need to build trust at the local level while operating within a system that often relies on generic, one-size-fits-all brand messaging. The franchises that consistently gain new customers aren’t necessarily the ones with the biggest budgets — they’re the ones that understand their local customer’s journey and market to it deliberately.

In a recent client consultation, we worked with a franchise owner in the education space to rebuild their content and advertising approach from the ground up. The strategies that came out of that process apply to almost any franchise business trying to gain visibility and inquiries in their local market.

Start by Understanding the Customer’s Decision-Making Journey

Before any content or ad gets created, it’s worth mapping out how your customer actually decides to buy. For this franchise, that meant understanding what parents were weighing when choosing an educational program for their child — concerns about accessibility, questions about teaching philosophy, and a preference for programs that supported more than just academic performance.

Once those motivations were clear, every piece of content and every ad had a sharper purpose. Instead of generic promotional messaging, the franchise could speak directly to the specific hesitations and priorities driving the decision.

Content Strategies That Help Franchises Gain Trust Locally

Personalize testimonials. Real stories from real customers — a parent describing their child’s academic improvement, for example — carry far more weight than brand-level claims. Testimonials work because they answer the unspoken question every prospective customer has: will this actually work for someone like me?

Localize the message. A franchise operating in a specific community should sound like it belongs there. Local language, local references, and culturally relevant messaging make content feel like it’s coming from a neighbor, not a corporate office.

Lead with mission-driven content. Rather than only promoting services, content that reflects the franchise’s underlying mission — in this case, life skills development alongside academics — attracts customers who are aligned with that value from the start. These tend to be higher-intent, longer-retained customers.

Advertising Strategies That Turn Visibility Into Inquiries

Move beyond boosted posts. Boosting a post is not the same as running a targeted ad campaign. Boosted posts optimize for engagement; real campaigns optimize for the outcome you actually want — inquiries, trial sign-ups, or sales. Franchises that make this shift typically see a meaningful jump in qualified leads, not just likes.

Give every ad one clear call-to-action. An ad trying to do three things at once usually accomplishes none of them well. Whether the goal is a service inquiry or a trial session sign-up, a single, unambiguous CTA keeps the customer moving toward a decision instead of leaving them to guess what to do next.

Let data drive the next campaign. Every ad produces information, whether it converts or not. Reviewing which ads generate the most inquiries — and which underperform — turns each campaign into a lesson for the next one, rather than a one-off bet.

Consider unbranded content to build authority first. In some cases, an unbranded page focused on providing value — without an obvious sales angle — can build audience trust before any promotional content appears. By the time branded messaging shows up, the audience is already primed to receive it.

The Real Takeaway

Franchise businesses don’t gain local customers through bigger budgets alone — they gain them through a clear understanding of the customer journey, content that reflects real trust signals, and advertising that’s built to convert rather than just to boost visibility. The franchise owner in this case study is still refining their approach, and that iterative, data-informed process is exactly what separates franchises that plateau from the ones that keep gaining ground.

How to Price a High-Ticket Course So It Actually Reflects Its Value

Many course creators undercharge — not because their content lacks value, but because they haven’t learned how to communicate that value in a way that justifies a higher price point. If you’ve ever hesitated before raising your course price, you’re not alone, and the fix isn’t just “charge more.” It’s building a pricing and marketing strategy that makes the price feel obvious to the right buyer.

In a recent client consultation, we worked through exactly this challenge with a course creator serving a specific, high-intent niche: registered food business owners looking to move into catering. The lessons from that process apply to any course creator building a high-ticket offer.

Start With a Specific Market, Not a Broad One

Every strong high-ticket pricing strategy begins before you set a number — it begins with knowing precisely who the course is for. Our client wasn’t teaching “anyone interested in food business.” She was serving a defined audience: registered food business owners actively trying to break into catering.

That specificity did two things. It shaped the course content around real, immediate problems her audience needed solved. And it made the marketing dramatically easier, because a defined audience is a targetable one. Vague positioning produces vague ads and vague pricing conversations. Specific positioning produces buyers who already know they need what you’re offering.

Build the Value Proposition Before You Build the Price Tag

Course value isn’t only the content inside the modules. It’s the full outcome a student walks away with. When we mapped this out with our client, three categories of value stood out:

Expertise and proof. Years of hands-on food industry experience and results from past participants gave the course instant credibility — something no amount of clever copywriting can substitute for.

Depth of content. The course covered far more than theory. It included practical, operational pieces like business setup and licensing — the parts students actually get stuck on.

Non-monetary outcomes. Reduced stress from expert guidance, a clear path to income, and long-term skill development were all part of the offer, even though none of them show up as a line item.

Once value is mapped this clearly, pricing stops being a guessing game.

Price to Reflect Value — Not to Match Your Comfort Level

This is where most course creators leave money on the table. Our client had initially priced the program at a fraction of what the content and outcomes actually warranted, largely out of hesitation rather than market data. Once we walked through the full value proposition, it became clear the course was significantly underpriced for what it delivered.

A few principles guided the recalibration:

Price against the outcome, not the hours. A course that helps someone launch a catering business is worth more than the sum of its video lessons — it’s worth what that business is worth to the student.

Use urgency deliberately, not artificially. Limited cohorts or time-bound pricing can prompt a decision, but only when the scarcity is real. Manufactured urgency erodes trust fast.

Frame the price as an investment with a return. Prospective students should be able to see, in plain terms, what they get back — financially and in capability — for what they pay.

Marketing a High-Ticket Course Requires More Precision, Not More Volume

A higher price point doesn’t call for more ads — it calls for sharper ones. Three things mattered most in this client’s marketing approach:

Targeted advertising. Rather than broad reach, ads were directed at people already active in relevant online communities and pages — audiences who were pre-qualified by their own behavior.

Social proof. Testimonials and outcomes from past students did more to justify the price than any feature list could. High-ticket buyers want evidence, not adjectives.

Clear creative and messaging. Strong hooks and visuals aligned to what the specific audience actually cares about outperformed generic, broadly appealing ad creative every time.

The Real Takeaway

Pricing a high-ticket course isn’t about picking a number that feels bold enough. It’s about building a value proposition worth that number, then marketing it to the audience who will recognize the value immediately. Get the positioning and the proof right, and the price stops being the hard conversation — it becomes the easy yes.

If you’re building or marketing a high-ticket offer and aren’t sure your ad strategy is set up to attract the right buyers, our Facebook Ads Success Checklist walks you through zeroing in on the right audience, crafting ads that convert, and avoiding the guesswork that keeps good offers underpriced and under-marketed.

In episode 43 of the “Good to Live Podcast”, host Kinski Reyes interviews digital marketers Ann Peñaredondo and Nins Mendoza, co-founders of Media Rocketz, about joy, gratitude, balance, and building a digital marketing agency from freelancing.

They share how Anns’s health scare and Nins’ motherhood prompted their transitions from government and BPO careers, respectively, into freelancing, then coaching through Success Squad (a mentoring program for freelancers), and serving Filipino entrepreneurs via Media Rocketz. The conversation covers counterbalancing work and rest, systems and accountability with a team, client screening and alignment with values, handling complaints and negative feedback, combining organic and paid marketing, and the importance of knowing oneself. They emphasize showing up, continuous learning, asking for help, and executing with integrity while supporting local businesses.

Finding Joy and Balance

The episode kicks off with Ann and Nins discussing the essence of joy in their lives. According to Ann, acknowledging achievements without letting them inflate the ego is crucial. The joy, she notes, is ever-present if one knows oneself well, a sentiment echoed by Nins. Both women emphasize the importance of balancing personal and professional lives. This balance isn’t a one-size-fits-all; rather, it’s about finding what works individually, whether single or family-oriented.

The Journey into Digital Marketing

For those unfamiliar, Ann and Nins discovered their separate path to digital marketing. Ann, a content marketing strategist and published author, joined forces with Nins, an ad strategist, to co-found Media Rocketz. They take pride in helping Filipino entrepreneurs scale their online businesses by providing them with strategic content and digital solutions.

Founding Media Rocketz and the Importance of Balance

Ann and Nins recounted their journey from individual freelancers to co-founders. Nins’ entry into freelancing began as a necessity, allowing her to balance work with motherhood. She described her humbling transition from a corporate setting to learning Facebook ads, an in-demand skill that paved the way for her digital career. Meanwhile, Ann’s journey was sparked by a significant life event—sickness—which pushed her to question the trajectory of her life and career. These experiences underline the importance of seizing opportunities and never underestimating the power of self-education and taking action.

Mentorship and Giving Back

Beyond their professional endeavors, Ann and Nins are passionate about sharing their knowledge. Through their previous mentoring program, Success Squad, they have mentored individuals looking to break into freelancing, focusing on practical advice, mindset shifts, and skill-building. They recount stories of transformation, such as those of OFWs returning home empowered to work locally as freelancers. Both Ann and Nins stress the importance of showing up and the courage to learn continuously, as they guide new entrepreneurs.

Here’s a dive into their enriching conversation about balance, mentorship, and the art of making marketing human.

Media Rocketz, through one of its co-founders, Ann Peñaredondo, took the stage of the inaugural The Nth Power Business Summit.

The summit gathered entrepreneurs, leaders, and experts who understand that building a business is only the beginning. Scaling it with structure, clarity, and strategy is the real challenge.

Indeed, the summit was a strategic gathering of entrepreneurs who have already built profitable businesses and are preparing for their next level of growth. The business owners who wanted to shift from operators to leaders and are ready to structure their business for scale were present.

The summit was graced by none other these keynote speakers: business mentor Francis Kong, content creator and coach Real Talk Darbs, global business leader Faith Navitidad, and Mommy Negosyo herself, Myrna Natividad.

Screengrab from https://thenthpower.net/home

Kapayaman Community’s Boni de Jesus, The Rolling Media’s Jozelle Tech, Juan by JuanTax co-founder Jenny Galang also graced the event as speakers, together with Media Rocketz co-founder Ann. Ann shared how Facebook ads can scale a business’s visibility.

Post-talk, Ann said that she likens the summit experience to how she treats grace. “Grace is something that you don’t earn. You receive it. Mommy N knew Nins (Media Rocketz co-founder) and I before any of this. Not because we had the biggest portfolio nor the most obvious choice. She knew us, and she called on us. So that’s what Nins Mendoza and I did; we prepared hard. We mapped out how we can show that Facebook Ads can build real visibility for Filipino businesses,” she said.

Ann added, “Here’s what drives us at Media Rocketz: We spent years building skills through foreign clients. International campaigns. Results for businesses overseas. And somewhere along the way, we looked around and asked, when do we bring this home? The answer was now. Filipino business owners deserve the same level of strategy, the same tools, and the same results. That is the whole reason we do this. The Nth Power Business Summit allowed us to tell our Filipino business owners: we can help.”

Why We Walked Away from a 7-Figure Deal

by Nins Mendoza

Last week, Ann and I walked away from almost a 7-figure deal. Crazy, right?

You may be wondering why. Let me share with you some of the thoughts behind our decision.

We are blessed and grateful to be able to do so. We have values and sanity that we protect.

We just don’t work with anyone. We have long identified the types of industries/niches and the characteristics of leaders or people we want to work with. Of course, there were times we made mistakes in the past by wrongly identifying or screening them. However, having a list is better than not having one at all.

We strive to work with people we trust, people who value excellence, integrity, and respect.

Despite potential benefits and cash inflow, we identified red flags and decided to say no to the deal.

Took a lot of courage to do so.

However, Ann and I are at peace with the decision not to continue with the project.

By saying no, we know it’s going to open a lot of doors for us and our team. And these doors are the ones we want to enter, with no hesitation and with full joy.

How did we do it?

We know who we are. And though we are far from being perfect, we have set certain standards for ourselves and for others. So if a certain project or offer, however tempting, doesn’t meet certain requirements, we say no.

We had clarity on who we want to work with, who we want to serve, and knew when to say no to the things we deem part of our non-negotiables.

We have faith, too. Faith that when we have the courage to say “No” to the wrong things, our big “Yes” is on its way (or we’ll look for it and continue to show up).

So, yes!

You can say “no” to opportunities you feel are not right for you.

You can say “No” to relationships, work, or business which doesn’t serve you well.

Say “Yes” to right opportunities, to right people, and to right paths.

If it’s not a 100% YES, it’s a NO.

And yes, we are a work in progress, just like everyone else.

We still make mistakes, we still thrive. We strive for excellence and work on becoming better every day.

And, we love the journey!
